Spring Valley Marketplace Continues Makeover to Better Accommodate the Monsey Community's Retail Needs

By M. C. Millman

Construction on the biggest Heimishe retail mall in Rockland County is proceeding at full pace this summer as the Spring Valley Marketplace continues to undergo long-anticipated renovations. The center, right off the NYS Thruway and Rt. 59 has recently begun attracting a growing number of frum shoppers, with business establishments from the community following in Bingo's footsteps and setting up shop there.

The first phase of redevelopment and expansion currently underway includes the introduction of a new 60,000-square-foot interior mall. The new indoor shopping corridor replaces the exiting Michaels and Bed Bath and Beyond storefronts with more than twenty-five different stores.

"Any observer will tell you that Monsey has a desperate need for more retail space," says Naftali Greenberg from Yes Realty, the agency overseeing the leasing of the new mall. "With the lack of available development space, near-zero vacancy rates, and the ever-growing traffic on Route 59 in the center of town, our new mall will help shoppers get everything they need in one convenient spot."

The ongoing renovations will bring the total of kosher food establishments at the center up to five, all offering varying price points and serving different palates, including a fleishig restaurant next to Dazzle. Other planned retailers include a housewares store; clothing venues for men, women, and children; shoes, hosiery, and lingerie spots; as well as entertainment, Judaica, jewelry, silver, and much more.

"We are getting a lot of positive feedback from the community," says Greenberg, who is overseeing leasing at the expanded center. "The response has shown the community to be unanimous in excitement for what's brewing here at Spring Valley Marketplace. Today, we are focused on bringing together well-known brands from different regions, brands that Monsey shoppers have been anticipating for a long while. Given the substantial size of the mall — a quarter-million square feet in all — we will be able to host retail stores that will attract every kind of shopper, from bargain-hunters to high-end shoppers."

The property also offers nearly one-thousand parking spaces.

Rockland Daily asked Mr. Greenberg whether management is committed to a certain plan for the center, and his response was illuminating. "We know we anticipate this to be the place for Monsey shoppers, so if anyone has any suggestions, even out-of-the-box ideas, we are always eager to hear what you have in mind."

The aforementioned construction has been contracted to Platinum Construction, which, according to management, is scheduled to complete Phase-One by early 2023. Some storefront availability remains — for now, and negotiations continue with potential tenants that are sure to enrich the property and its experiences.

The property's ownership group has many additional plans for the future of this massive location, with one innovative potential plan including a 100,000-square-foot office building. At some point, more stores will also be added on top of Phase-One's 25-plus retail stores, along with more consumer attractions.

With the borders of Monsey expanding in every direction, Spring Valley Marketplace is sure to continue cementing its spot atop the local retail scene. And residents could not be more appreciative.
