Another Self-Storage Project Moving Forward in Rockland

Another Rockland self-storage facility has received the go-ahead to begin construction, although the facility needs to first clean the site contaminated by the former occupant. 

The proposed self-storage facility is located behind Lowes on Route 303 at 5 Greenbush Road in Orangeburg. The project plans are for a multi-tenant, two-story 118,323 square feet facility.

The property is 5.84 acres and is located in the LI zoning district. The 64,000-square-foot first floor will be used as a multi-tenant flex warehouse space. The 3,700 square foot lobby will access the second floor's 48,000 square foot self­-storage facility.

Before the actual building begins, environmental cleanup and a Certificate of Completion are required as Orangeburg Pipe, the former occupants, manufactured paper cylinders containing coal tar pitch, asbestos, and wollastonite. Although Orangeburg Pipe closed in 1973, and the facilities were later destroyed by fire, cleanup is still required.

The estimated cost of the cleanup will be $2.015 million, but the developer will be eligible for tax credits to offset the costs.

The 15-month cleanup effort is set to begin this month, and the developer will be able to break ground once the Certificate of Completion is issued.
